Sarasota and Manatee counties are home to 50,500 registered boats (FWC 2025) — one of the densest boating markets on Florida’s Gulf Coast, and growing by roughly 2,500 boats a year. Every commercial wet slip and dry rack in the two counties — about 4,000 wet slips and 3,500 dry racks, roughly 7,500 spaces in all — holds fewer than one boat in seven. That leaves 43,000 boats, about 30,000 of them trailer boats, relying on land storage.
The result is a market most local boaters have already run into: facilities at 100% occupancy, multi-year waiting lists, and some operators closing their lists entirely. It has gotten common enough that boat dealers now advise buyers to lock in storage before they buy the boat.
So Why Not Just Keep It at Home?
Across Sarasota and Manatee, most HOAs and deed restrictions prohibit boat storage in driveways, side yards, and backyards — and the average garage stopped fitting the average boat a long time ago. For tens of thousands of local boat owners, “keep it at home” simply isn’t an option.
And new storage isn’t coming to the rescue. There’s no available land left in downtown Sarasota or near the waterfront to build it — what little exists is priced for condos, not boat racks. The marinas are full. The dry stacks are full. The waitlists run years.

Unlike traditional dry-stack marinas that separate your boat from its trailer, we never store a boat alone. Your boat stays on its own trailer in our four-high bays — so when you want it, you get the whole rig, ready to tow and launch wherever you choose.

We take vessels and RVs of any size up to 50 ft in length — no beam limit, no beam surcharge — with a length premium for the biggest boats. Over 50 ft is the one thing we can’t do; the facility maximum is 50 ft.

A limited number of ground-floor spaces — up to about 87 (roughly 25% of capacity) — can be dedicated to RV storage under the same indoor, secure, hurricane-resistant standard. Boats come first, so RV space is limited and reservation-based.
