The Problem & Opportunity
Florida’s Boating Demand Is Exploding — But Storage Can’t Keep Up
1M+ Registered Boats
Florida leads the nation in boat ownership – but not storage capacity.
Marinas at Capacity
Multi-year waitlists are common.
Home Storage Restricted
95% of boats can be trailered but HOAs and zoning rules keep boats off driveways.
Waterfront Land at a Premium
Redevelopment, storm risk, and escalating insurance put boats at risk.
Storm Exposure
Outdoor storage leaves boats vulnerable.

Why Inland Boat Storage?
LEARN MORE
Inland boat storage solves the space, cost, and access problem for most Florida’s boaters.
Florida is #1 in boating – over 1 million registered recreational boats, more than any other state.
Marinas are maxed out – wet slips and waterfront dry-stack facilities have long waitlists and high costs.
Trailer boaters dominate – 90% of boats are under 30 feet and 95% are trailerable, but HOAs and zoning often prohibit storing them at home.
Convenience & flexibility – inland boathouses let owners pick up their boat 24/7 and trailer to any ramp, lake, or coast they want—unlike a marina that ties them to one waterway.
Lower cost, higher availability – inland sites are built on affordable land, making them more scalable than waterfront marinas.
Protection & peace of mind – indoor dry-stack storage protects boats from storms, theft, and UV damage better than driveways or open lots.
Why a Boathouse?
LEARN MORE
A boathouse (inland dry-stack) is cheaper, more flexible, and more widely available than marina storage—meeting the needs of the majority of Florida’s trailer-boating population.
Market Demand – Florida has over 1 million registered recreational boats, the highest concentration in the U.S. Marinas are at capacity—both wet slips and dry stacks have long wait lists, often years.
Trailer & HOA restrictions 95% of boats are on trailers, but homeowners’ associations (HOAs) and zoning laws in many communities prohibit storing boats at home. Inland storage solves the “where do I keep my boat?” problem for the 90% of boats under 30 feet.
Cost & Accessibility
Marinas are located on premium waterfront property, driving up costs. Boathouses are built inland on lower-cost land, making them more affordable and scalable. We stack boats for efficient land use.
Flexibility
A marina locks a boater into a single body of water. With inland storage, a customer can trailer to any launch ramp—lake, river, or Gulf—expanding their boating experiences.
Environmental & Operational Advantages
Inland dry-stack facilities are hurricane-resilient, designed for storm safety. Boats are kept clean and secure indoors, with less sun, salt, and storm exposure compared to marinas. Less maintenance, lower cost and longer boat life.
Is Inland Boat Storage a Proven Concept?
LEARN MORE
Yes. Inland boathouses are a tested, scalable, and profitable storage solution, with proven demand in California and now even greater opportunity in Florida.
California Model: Inland dry-stack facilities have operated successfully for years in high-demand boating markets like El Dorado Hills, CA, where waterfront marinas were limited. These facilities quickly leased up and demonstrated strong cash flow.
Florida Demand: Florida’s boating population is 2–3 times larger than California’s, yet inland boathouses are still relatively scarce here. That means the proven model has even greater growth potential in Florida.
Self-Storage Parallel: Just as self-storage exploded when zoning and HOAs limited garage/yard clutter, inland boathouses meet the same unmet need for boats. Investors understand this parallel: same model, bigger assets, higher margins.
Our Track Record: Gold Key Boathouse’s leadership team already has hands-on experience building and operating an inland facility. That project filled quickly, validating demand and establishing the template for replication.
Industry Validation: National trends show rising boat ownership, constrained marina capacity, and increasing HOA restrictions. Inland drystack storage is now widely viewed as the next major storage sector, following RV and self-storage growth.
Why Do We Like this Business?
LEARN MORE
Gold Key likes this business because it delivers lower costs, better protection, and higher convenience than marinas — all in a proven, scalable model that Florida boaters are demanding.
Competitive Advantages: Better for Boats: Dry storage extends boat life by avoiding the corrosion, fouling, and high maintenance of wet slips. Lower Land & Insurance Costs: Inland sites are more affordable than waterfront marinas, flood-free, and outside high-risk insurance zones. HurricaneResilient: Buildings are designed to Miami-Dade wind standards, offering superior storm protection.
Customer Benefits: Convenience: Facilities are located near public ramps, open 24/7 for drop-off/pick-up, with scheduling apps for seamless access. Flexibility: Owners can launch anywhere in the state—unlike marinas that lock them to one body of water. Savings: Lower fuel, storage, and insurance costs compared to waterfront alternatives.
Value-Added Services: Concierge Delivery Service to water access points. Maintenance Bays & Alerts for owner or vendor service. Salt-Away Wash Included in storage. State-of-the-Art Security for peace of mind. Trailer & Boat Stacked Together for efficient storage.
